Hey, it's Andy with the Mandel team at Remax. And today, I'm on location in one of my favorite neighborhoods here in east Boca Raton, the Golden Triangle.

The Golden Triangle neighborhood is located east of Federal Highway, it's just east of downtown Boca. There's a section of it called Golden Harbour, which are a little finger lake streets on a canal that leads you right out to the intercoastal. So, they have some dry lots, and they have some waterfront lots where you can park your boat outside, and get right out to the Lake Boca inlet, in just a couple of minutes drive on the boat. The Golden Triangle is located just east of Mizner Boulevard. You can literally walk to all the shops, and restaurants, and nightlife, and all the fun things to do here at Mizner Park.

This neighborhood was originally built in the 50s, and this is one of the hottest neighborhoods in east Boca right now. There's a ton of redevelopment going on. So, they're taking some of these older houses and they're completely redoing them. You can see here, they're building these much, much bigger, mansions, which are very modern. But if you look over here right next to it, this is what the neighborhood originally looked like, see? As you can see, there's some smaller, older homes, and they're just knocking 'em down, and they're building these bigger homes right here. There's so much redevelopment going on in this neighborhood.

In about three to five years, it's gonna have a completely different feel. But there is a lot of money pouring in to the Golden Triangle right now. All the schools in the Golden Triangle are excellent. It's zoned for Boca Raton Elementary, Boca Raton Middle, and Boca Raton High School. All very, good schools. So because there's no HOA in the Golden Triangle, there's no real amenities. But just outside the neighborhood, just north of it, literally walking distance, is Lake Wyman Park. Here you have two playgrounds, you got a big walking trail, there's tennis courts, there's basketball courts. There's tons of open, green space for kids to run around. This is great because you get no HOA, you're not paying anything, but you get access to a really big park walking distance. It's a really great neighborhood.

On the outskirts of the Golden Triangle, on East Boca Raton Road, just the first street north of Palmetto Park, the first street into the Golden Triangle, there's actually some townhouses. So, these are gonna have an HOA. All the rest of the homes in the neighborhood don't have an HOA. But because these are townhouses. So, you do get a little bit of variety in the type of property that you can find in this community.
