We have a ton of different things that we're constantly doing to generate listings, but some of the things that we can do that to get off market properties for our buyers, I wanted to show you how we do that.
So there's certain things that we can do to try to find our most likely sellers. And what we do as your agent is we go, we'll door knock, we'll send emails, calls, we'll send letters in the mail, whatever we can do to get in touch with these likely sellers to try to find you properties before they hit the market that match your criteria is what we do. This really works when we can narrow down a specific neighborhood or school zone that you really wanna focus in. Otherwise the list can be too broad, but without giving away all of our criteria, some of the things we like to look for are owner occupied. So hypothetically, these are people who own investment properties, or second homes or something like that. So, there's 726 of these right now in the city of Coral Springs that are owner occupied. We can come here and we could say. Let's go to pre foreclosure. So someone in some stage of foreclosure. Okay, there's 25 of them across Coral Springs right now. We could say hypothetically, so when did they purchase the property. So we can come back here to do purchase date. So the purchase date is before, let's say 2012. So they've owned the property for 10 years.
Most people in America move every seven to 10 years. So, these people have owned the property at least 10 years. You can see there's gonna be a lot of property so you would add this to maybe they're also non-owner occupied. So as you can see, there's a lot of different things we can do to find off market properties here. This is what we do above and beyond, just sending you listings that you could see online and anywhere else. This is how we really help our clients try to find deals off market.
