Living in South Florida is an attractive option for many people. With its year-round sunny weather and close proximity to the beach, it's easy to see why Florida was the fastest growing state in the United States in 2022. In addition, South Florida offers a variety of activities and amenities that make life enjoyable, from excellent shopping and dining opportunities to world-class entertainment venues.

Broward County is one of the most populated areas of South Florida and it has many different cities throughout that have different attractions and feels. But what are the best suburbs of Fort Lauderdale in Broward County? The lawyer-ish answer is "it depends".

Whether you're looking for affordability or luxury living, there are plenty of options here for you to explore! In no particular order, here are our 4 favorite and most recommended suburbs of Fort Lauderdale and Broward County in 2023.

Parkland, FL

Parkland is consistently ranked one of the best cities to live in in the entire state of Florida, and for good reason. It is the most North West suburb in Broward County extending all the way North to the boarder of Palm Beach County and Boca Raton, and as far West as the Everglades. Founded in the 1970's, Parkland saw tremendous growth in the 1990's and they are continuing to build new construction homes in the city today.

Parkland has some of the best rated schools in Broward County which is a major attraction for families with school-age children. There are 3 elementary schools - Riverside Elementary, Heron Heights Elementary, and Park Trails Elementary - as well as Westglades Middle School and Stoneman Douglas High School. While it's true a tragedy did occur in this high school, it is now one of the safest schools in America with extra security to ensure nothing like that ever happens again.

The city gets its name from it's many parks, something the residents are very proud of. There is Terramar Park, Quigley Tennis Center, Pine Trails Park, Liberty Park, and even "Barkland" which is a dog park for the local Parkland 4 legged residents to roam and play.

Parkland real estate also happens to be one of the more expensive cities in Parkland. In December 2022, the median asking price of a single family home in Parkland was $1,322,500 or $376 per square foot. Most of the homes in Parkland are larger to accommodate families so the median home in Parkland has 5 bedrooms and 3 bathrooms. There are some townhouse options in Parkland that are a little cheaper, but the overwhelming majority of housing options in Parkland are Single Family homes.

Coral Springs, FL

Coral Springs is the suburb just South of Parkland, FL separated by the Sawgrass Expressway. If you are in the North West part of Coral Springs located North of Wiles Road and West of University Drive you are zoned for Stoneman Douglas High School which is the Parkland High School. That makes these homes slightly more desirable and thus worth a little more money.

Coral Springs is one of the most meticulously kept cities in America due to its strict zoning codes and rules. It is the only city in America to not allow McDonald's to have a tall sign with the famous Golden Arches.

Due to the proximity to the Sawgrass Expressway, residents of Coral Springs have easy access to a highway that can take them just about anywhere in South Florida. Even though Coral Springs is a western suburb of Broward County, a quick hop onto the Sawgrass makes going to the beach a great activity and only 15-20 minutes away (depending on traffic and how long it takes to park).

Coral Springs real estate has something for everyone including 50 parks, an aquatic center, a tennis center, dog parks, sports fields, and housing in almost every budget. In December 2022, the median price of a Single Family Home was $700,000 or $307 per square foot with homes ranging from $450,000 to $2,150,000.

Coral Springs also has condos for those who prefer that lifestyle or are looking for a less expensive option. Condos in Coral Springs range from $120,000 to $500,000 with the median price being $230,000 or $232 per square foot.

Weston, FL

Weston is a great suburb because it is less than 25 miles due West from Fort Lauderdale via a short drive on the i595 highway. As a master planned community, you will notice the beauty of the city from an arial map view. Many of the neighborhoods in Weston are gated and many of the homes have beautiful lake or water views. Weston, like Parkland, is consistently ranked as a top city in Florida for low crime and great schools making it an excellent city to raise a family.

One of the best features of Weston is that is has everything you could want or need within the city limits. Many residents head to Weston Town Center which has 16 restaurants, a Publix, and many local shops. The city also has 12 parks for everyone to enjoy.

In December 2022 the median price for a single family home in Weston was $979,000 or $384 per square foot.

Coconut Creek, FL

Coconut Creek is a city that has a little something for everyone. Known as the butterfly capital of the world because it is home to Butterfly World, the city boasts 18 city parks, easy access to the Sawgrass Expressway, as well as plenty of shops and restaurants for the whole family. You can visit the Promenade where they have a movie theater as well as shopping, restaurants, and some nightlife options like World of Beer, Cooper's Hawk Winery, and Bar Louie. It is also home to the Seminole Casino for gambling, nightlife, and entertainment.

Coconut Creek has a variety of housing options for everyone from Single Family homes to more affordable condos. There are also some beautiful Active 55+ communities in Coconut Creek like Wynmoor for those looking to retire and enjoy the beautiful South Florida lifestyle.

In December 2022, the median price for a single family home in Coconut Creek was $600,000 or $302 per square foot for a 4 bedroom, 2 bathroom house. If you're looking for a condo, the median price was $240,000 or $198 per square foot for a 2 bedroom 2 bathroom condo.
