Watercrest Parkland Neighborhood Tour
Hi, and welcome to "On Location," a short video series where we're going over our favorite neighborhoods that we service here in South Florida. Today I'm on location in the Watercrest neighborhood of Parkland, Florida. Watercrest is located just north of Hillsboro Road, between Hillsboro and Loxahatchee. There's an entrance off both Hillsboro and Loxahatchee. The Hillsboro one is the main entrance. Loxahatchee is a residents only entrance. And we're just west of the Cascata neighborhood here in Parkland.
Watercrest is zoned for the top schools in Broward County. You get all the best Parkland schools. So your zoned for Heron Heights Elementary, Westglades Middle, and Stoneman Douglas High School. So the HOA in this community is only $365 a month, which is a great value for what you get here. Obviously, you get the manned guard gates. You have a huge resort style clubhouse, as well. It's almost 11,000 square feet of under air square footage at the clubhouse, with an additional 6,000 square feet of covered terrace patio area, so you get tons of space here at the clubhouse.
There's a resort-style pool, there's a fitness center, a dog park. Anything you can imagine, all those resort-style amenities that you could ever imagine are right here in Watercrest. Watercrest was built by Standard Pacific, which was a semi-custom home builder, so they were a little bit more high-end than some of the other neighborhoods that were being built in the area. Standard Pacific ended up being bought by Lennar, but at the time they were a separate company.If you have a certain model, your neighbor might have a different model, but there were different semi-custom options that you could have chosen so all the floor plans are gonna be a little bit different, which is what gives this neighborhood unique character and it's just a little bit more unique than what you're gonna find in some of the other cookie cutter neighborhoods in this area.
The neighborhood is situated around a 150 acre lake. There's 589 homes built in the neighborhood. The neighborhood was started in 2013 and they finished it in about 2019, so it's one of the newer communities here in Parkland, and in my opinion, personally, this is one of my favorite communities here in Parkland. There are 28 different floor plans to choose from, ranging from just over 2,000 square feet to just under 6,000 square feet, so you get really good size homes in this neighborhood and the lot sizes are decent as well. You're getting just over 6,000 all the way up to about 11,000 for some of the bigger homes in the more estates section of the neighborhood. It's a really, really nice neighborhood, very family-oriented, lots of space in people's backyards for kids to roam around and play. Some of the neighbors have put in pools, but a lot of the neighbors chose not to build the pool to save the money and use the clubhouse pool since it's so nice. So you'll get some of the homes that have pools, some of them don't. It just depended on what the original owner when they built it decided to do.
