All right. We just bought another house here in Boca Raton. This is gonna be another flip. The whole process on this house from start to finish. So we closed on this yesterday. Today's actually Thanksgiving, Thanksgiving morning. We're getting ready to go to have dinner with our family. But yesterday, we closed on this property. The tenants moved out, the people who were living there. It was an absolute wreck when we saw it. Let's come take a look at the before, and then we'll walk you through the process of the entire flip from start to finish.

What we're doing. What we're ripping out. What we're putting in. The financials, the whole thing. So let's come take a look at what we got right now. This is a three bedroom, two bath house. We're in the…

Last week, the average 30-year fixed mortgage rate from Freddie Mac inched up to 3.1%, and experts project rates will continue rising through 2022:

“The 30-year fixed-rate mortgage was 2.9% in the third quarter of 2021. We forecast mortgage rates to increase slightly through the remainder of the year and reach 3.0%, rising to 3.5% for full year 2022.”

If you’re thinking of buying a home, here are a few things to keep in mind so you can succeed even as mortgage rates rise.

Taking Time Off Can Be Costly

Mortgage rates play a significant role in your home search. As rates go up, your monthly mortgage payment increases if you’re buying a home, directly affecting how much you can afford. And even the smallest increase can have a large…

Like most industries, residential real estate has a seasonality to it. For example, toy stores sell more toys in October, November, and December than they do in any other three-month span throughout the year. More cars are sold in the U.S. during the second quarter (April, May, and June) than in any other quarter of the year.

Real estate is very similar. The number of homes sold in the spring is almost always much greater than at any other time of the year. It’s even labeled as the spring buying season. Historically, the number of buyers and listings for sale significantly increase in the spring and remains strong throughout the summer. Once fall sets in, the number of buyers and sellers typically drops off.

Last year, however, that seasonality…

In fact, recent data from realtor.com shows a larger share of homeowners are planning to list their houses this winter. So, that means more homes are about to hit the market, which will lead to more choices for buyers too.

According to George Ratiu, Manager of Economic Research at realtor.com:

“The pandemic has delayed plans for many Americans, and homeowners looking to move on to the next stage of life are no exception. Recent survey data suggests the…

I wanted to take a quick minute to record a new video to let everyone know about all the new changes that are going on in the contract that everyone uses down here in South Florida to buy and sell property. So if you're not familiar with the contract changes, the contract that everyone uses is called the "As Is With Right To Inspect Contract" and it just changed on November 1st, 2021. There are some minor changes in there as far as what conveys with the property - what stays, what doesn't - but the big change is in regards to financing. And this is a really, really big deal, so I want to make sure everyone is aware of it.

So one of the most important timeframes in the contract is called the Buyer's Loan Approval Period. So if you are a buyer who…

All right, we're here for episode two of our home flipping vlog. We're here in the Cypress Glen neighborhood of Coral Springs for a home that we're flipping. I wanna show you a little bit of the getting to completion project here. So we got floors down. I'll give you a little tour around the house. So we ended up taking down that little half wall towards the front here. It opened up the entire house. They fixed the stucco and we painted it. We gotta touch up the paint obviously, where the wall came down, but that nice, bright white color really brightens up the house. Makes it look a lot more modern and that's what today's buyer's really looking for. We still have to do the landscaping.

We're gonna do some work there in the little island in the…

Does Zillow think the housing market's gonna crash?

If you've been listening to the news about the real estate market lately, you've probably heard a lot about Zillow and their iBuyer program, and how they've stopped buying homes. And if you haven't heard about that, let me take a step back and explain to you what that means. So Zillow, since 2018 has been one of the few other companies who are what are called iBuyers. That's basically a fancy term for the use technology and an algorithm, and they are buying homes directly from sellers. So Zillow,  on their website previously  could put in your property address and they would make you an all-cash offer. This would allow sellers to pick their closing date, they're getting a cash offer.

Zillow…
